Our Building Process

Step 1
The first stage of the process is for you to consult with an Architect. MGB can recommend an Architect or you can use your own Architect. Prior to consultation with the Architect it would be advisable to compile as much information as possible including the legal description of the property, any photos or examples of houses that you like, a list of must haves that must also be included.
Step 2
Once the concept plans are ready you or the Architect can forward the plans to MGB for a quotation. After we’ve finished the quotation we will schedule a consultation to discuss the detail. In this consultation we will go though in detail what will be needed to build your house. You can change or add detail if you want to. A second consultation might be needed to finalise the detail.
Once the plans are finalised between you and the Architect we will submit the plans to the Local Municipality for approval. We have a “runner” that will handle this process at a fee.
Step 3
When the decision is made to proceed with the construction, all paperwork will be finalised. The Building Contract is signed by both parties and stipulates the obligations of both parties, commencing date of the project, dispute resolution and the payment schedule. This is a standard contract generally used in the Building Industry.
Step 4
As soon as the plans has been approved by the Local Municipality we can then register your house at the NHBRC. This registration provide the client with guarantees and protections regarding materials and workmanship or any defects.
Step 5
Once the contract is signed, the project is handed to the assigned Project Manager who will forthwith liaise with you. During this time and prior to construction commencing the Project Manager will also liaise with the following specialists (multi-disciplinary team) regarding your specific needs: Building and Plastering Team, Carpenter, Tiler, Plumber, Painters, Waterproofing, Electrician, roofing specialists, glass and aluminium, ect.
Step 6
Construction will commence depending on the registration at the City Council and NHBRC and agreed upon between the parties. A time frame will be allocated to guide the process. During the building process the Project Manager will schedule monthly meetings as well as provide you with a Project Planning Schedule.
Step 7
Once the building process is completed, all certificates and documentation will be issued by MGB Konstruksie to the Local Municipality to obtain an Occupation Certificate.
Step 8
On date of occupation the keys of your dream house will be handed to you. You can then arrange for your roof wetting function.
